There’s nothing like a 100 basis point drop in mortgage rates and a new stock market peak to fill the sails of the luxury real estate market in the new year. After 2023’s modest drop in sales volume, despite higher prices, and a “meh” fall, 2024’s market has started nicely.

LandVest’s monthly polling of our brokers and consultants was not only stronger than a year ago, but way stronger than just a month ago, by over 30%.

What’s helping the market?
Inventory is still tight. It’s cheaper to stay put than pay double the mortgage rate. Renovation costs are high. Turnkey properties are hot. The wealthy are doing particularly well...

Come see our floral creation!

This will be my second year assisting Helen Stock, of Helen Stock Designs, in the floral protrayal of Clementine Hunter's "The Annunciation and the Adoration of the Wise Men." Helen and I represent the Country Garden Club of Weston. 

This is a very speical annual event at the MFA. You won’t want to miss seeing the  magnificent interpretive floral arrangements of 45 artworks.  







The Benefit of Following My Room-By-Room Staging "Blueprint."

A key value I provide my sellers is a "Blueprint" for how they can increase the selling price of their home with intelligent staging. Prior to listing 54 Sunrise Terrace, the homeowners and I developed a room-by-room plan that addressed furnishings, lighting, and accessories.

The staging "blueprint" included neutralizing interior paint colors, replacing old wall-to-wall carpet in some rooms with new carpet while removing rugs that hid hardwood flooring in others. We increased lighting in basement, hallways, and garage and made sure all light bulbs throughout the house worked. The deck was power washed, railings painted, garage and basement tidied, and furnishings rearranged. 

The cost for the homeowners was approximately $15,000. The house was under contract in 4 days with an over ask offer. The staging plan yielded $125,000 more than my original estimated asking price prior to the staging and the sale was accomplished in just days.

First Quarter, 2024:

The local residential real estate market in Weston reflects quite a dip in number of listings taken. Of these listings, they sold even faster in 2024 than in 2023.

Market Take-Away:

  • 25% fewer listings taken Q1 2024 than in 2023.
  • Average Days on Market decreased by 31%.
  • Average sale price increased by 7% in Q1 2024.
  • Buyer demand made for almost exactly the same number of closed sales as prior year.
