"How to Move with Confidence this Summer"

1. Stop reading headlines and averages from those spewing 'reports' about non-specific data. The data and insights that are hyper-localized are the only ones that matter. Specifics matter more now than ever. 

 

2. Evaluate all financing options. Not all mortgages - or borrowers - are created equal! And rates will probably rise further. 

 

3. When times get uncertain, there is always a flight to quality. With the inventory of buying options rising, focusing on the best quality is always the smartest.  There is one thing worse than buying a bargain.....owning it!

 

4. With fewer buyers, the chances of over-bidding are reduced. EVERYTHING will be guided by supply and demand. By not over-bidding those saved dollars may absorb some higher borrowing costs.

 

5. Sellers locked into low-interest rates may not sell now, reducing inventory options.

 

6. For those living in high real estate tax environments, the SALT deduction limit poses an opportunity. Buyers who close all cash and then draw out equity from their homes within a month of the purchase for investment purposes may be able to deduct ALL the interest on that.

 

7. As builders slow construction now due to higher borrowing costs, it could make future pricing soar even further faster when the economy turns and inflation eases.....there will be even worse inventory issues in our future potential.

 

8. Apply balance-sheet thinking. In a 'down' market, upgrading is smart. Selling a $500k home at a 10% discount delivers a $50k 'loss'....then buying a $1m home at a 10% discount delivers a $100k 'gain'.....leaving you with a net $50k gain.

 

9. Focus on the LONG TERMThe best investors are not day-traders. They seek long-term returns, benefits, and growth. All markets recover.

100 Best Summer Grilling Recipes You Have to Try

 

Looking for new grilling recipes to try this summer? Check out 100 reasons for you to light the grill and enjoy the great outdoors this summer.

 

 

My personal favorite from above recipies:

"Sun-dried Tomato & Goat Cheese Bistro Burger"

 

(What's a burger with out a cold beer?)

Ingredients:

1 jar (7 ounces) oil-packed sun-dried tomatoes

3 medium onions, halved and thinly sliced

3 tablespoons balsamic vinegar

1/2 cup finely chopped red onion

2 tablespoons dried basil

2 teaspoons ground cumin

2 teaspoons ground chipotle pepper

1/2 teaspoon salt

1/4 teaspoon pepper

3 pounds lean ground beef (90% lean)

1 cup crumbled goat cheese

8 hamburger buns, split

Mixed salad greens, optional

 

Directions: 

Drain tomatoes, reserving 1/3 cup oil; set aside. In a large skillet, saute sliced onions in 3 Tbsp. reserved oil until softened. Add vinegar. Reduce heat to medium-low; cook, stirring occasionally, until deep golden brown, 30-40 minutes.

 

Meanwhile, chop sun-dried tomatoes and transfer to a large bowl. Add the red onion, seasonings and remaining 7 tsp. of the reserved oil. Crumble beef over mixture and mix lightly but thoroughly. Shape into 16 thin patties. Place 2 tablespoons goat cheese on the center of 8 patties. Top with remaining patties and press edges firmly to seal.

 

Grill burgers, covered, over medium heat until a thermometer reads 160° and juices run clear, 5-7 minutes on each side. 

Place buns, cut side down, on grill until toasted, 1-2 minutes. 

 

Serve burgers on buns with onions and, if desired, mixed greens.
